Phase 2 - Blocks B & C

Construction is well underway on our next phase of SOYO, Leeds.

The building of the Hestia apartments, on behalf of Federated Hermes, is the second phase of the SOYO neighbourhood, due for completion late 2023.

Designed by Leeds-based DLG Architects, the scheme comprises two adjoining blocks in the new city centre district, with planning permission held for 331 apartments – a mixture of studio, one, two and three bedrooms – as well as outdoor courtyards, and 12,000 sq. ft retail, restaurant and ground floor amenity space.

The blocks will also be delivered alongside a new public realm including further green spaces and a pedestrian square.



Block D

The proposal for Block D seeks to bring student residential accommodation to SOYO, comprising 291 beds.

The accommodation will include a mix of studio and cluster flats, with amenities including a 24hr gym and wellness initiatives, keyfob secure entry, dedicated study and collaboration spaces, and roof-top gardens.

Designed by Leeds-based Fuse Architects, the building aims to complement the other parts of the SOYO scheme.

The development will also complete a further section of the wider landscaping scheme, including a feature pocket park zone.

Block A

The plans for Block A will add 360 high-quality student units to the 291 units in Block D.

The development would include communal spaces such as a gym with 24-hour access, dining spaces, gaming areas and a private cinema, as well as providing a café with outside seating and a bank of accessible parking spaces.

Block A will complete the SOYO project, which has included the construction of more than 500 new homes to date, and brought jobs and investment to the city. It will also allow the full realisation of the project’s landscaping scheme.
